A woman who wanted to relocate her dog daycare facility to bigger premises has seen her plans rejected.
Karley Richards was seeking permission from Great Yarmouth Borough Council to change the use of part of Herringport Furniture at the Old Priory Works on Riverside Road in Gorleston.
This would have allowed her to move her business, Dog Dayzzz, from its current location on Bells Road.
The application received support from 19 people - with one person saying the facility "desperately need[s] bigger premises" - but planners refused the bid.
They said the applicant failed to prove the proposed site was the only one available and suitable in terms of flood risk.
Another issue was the lack of parking areas along that section of Riverside Road, as well as the lack of footpaths meaning any pedestrian users of the site being required to walk along the road.
The building is currently occupied by Herringport Furniture, with a workshop, showrooms and storage.
The dog facility would have been located in a section currently used for a showroom and for storage, with the workshop, as well as another storage area, retained.
There were 28 public comments received regarding to the proposed development, 19 in support and nine objecting.
One person said: "A bigger space would allow for the business to grow and allow more dogs to play together while their owner are working."

Another said: "The dogs are very well cared for and loved by Karley but it would really benefit the dogs if they had a larger premises with a bigger outdoor area to run around in and have fun with their friends."
It is not the first time Ms Richards has faced hurdles in the planning process.
In 2020, two years before she opened Dog Dayzzz, she had wanted to take over an industrial unit in Sinclair Court in Bradwell, but a planning application for the site's change of use was denied by the borough council.
